The fitness center at 655 Montgomery had been in place since the building was constructed in the late 80s, and was in desperate need of a renovation.
Navigating Code, Budget, and Investor Challenges
Challenges were met straight out of the gate with the structure of the floor not lending itself to current standards of exiting, but we were able to work with the City of San Francisco to come to a resolution and move forward with the project. Next, the pricing associated the original design vision came in over what had been underwritten for the project, and after exploring value engineering options, we assisted the client with financial and visual presentations to convince investors to release additional funds for the project.
Delivering a Signature Amenity Through Uncertainty
The project was green lit in early 2019, and soon was delayed again with the onset of the Covid-19 pandemic. A year later, we facilitated an agreement with the originally awarded contractor to proceed with the project, and delivered a fitness center that is now the pride of building tours for new tenants.
