Repositioning Office Space in a Post-Pandemic Market

In the years after the Covid-19 pandemic turned San Francisco’s downtown on its head, subleases of furnished and ready-to-go office space (vacated by companies that are downsizing or closing their doors) have become readily available and highly competitive. To provide a comparable product, Beacon Capital transformed a floor given back to them by WeWork into a multi-suite floor featuring communal break and conferencing spaces.

A High-End, Flexible Design for Faster Leasing

The design intent was for the space to achieve the feel of a custom, high-end build while allowing for short lease negotiation timelines. The existing buildout was selectively reused and elevated to achieve the desired aesthetic and functionality.

Collaborative Delivery with Cost and Schedule Control

Utilizing collaboration with partnering general contractors, we were able to effectively budget and design the space so that it was delivered on time and under budget.
